When staging a residential property, we are appealing to potential buyers looking to live in the property or use the property for income purposes. When it comes to commercial real estate, it is a little different. Realtors are looking to appeal to buyers looking for a place to conduct business. So, although there are some similarities such as curb appeal, cleanliness, organization and giving each room a purpose, there are also many differences.
Once you are through the front doors of a commercial real estate listing, your first impression is the reception area. Creating an inviting, modern and comfortable greeting area is key. With so many commercial listings competing for few buyers, you want your property to stand out. It is imperative to keep potential buyers engaged and wanting to view the entire property, from reception to storage and everything in between.
It is crucial that each area of the commercial space has a dedicated purpose with function and aesthetics in mind. Plants, greenery, well positioned accessories, lighting and larger scale furnishings will help warm up the space. Remember, we are generally dealing with larger scale properties with building materials typically different from residential (visible steel, exposed duct work, concrete etc.), so the staging needs to be different.
Each commercial space has its own unique attributes and flaws making it imperative to play on its strengths, while minimizing any perceived deficiencies. With so many commercial spaces coming available due to the changing work climate and so many working from home, it is necessary to have your property stand out over the competition.
